The scope of the study covers 3 different buildings along Kaduna central which includes Ahmed Talib House, Turaki Ali house and Bank of Industry house. The study hypothesized that there is a significant relationship between rent and annual maintenance costs and annual service charges. Descriptive method of analysis using tables were used to analyze the data collected for this study, Literature reviews suggested that the major problems of maintenance of buildings are a financial constraint, misuse of property by the tenant, use of substandard materials and insufficient numbers of skilled professionals. The study found that the maintenance cost of the building does not have an effect on the rent at the initial stage but as the building begins to age the maintenance cost has an effect on the rent of the residential building. It was recommended Maintenance should be done continuously in order to avoid deterioration of the building parts which leads to the replacement of the parts and increase maintenance cost.
