The acquisition of suitable land is required for the development of such infrastructural facilities. The power of the government to acquire private land/landed property without the owner's consent with the sole aim of overriding public interest is known as compulsory acquisition. Recent research has highlighted numerous problems arising from compulsory acquisition and compensation. In some occasions, government authorities fail to properly negotiate compensation with landowners and when compensations are properly negotiated, payments to affected persons would be delayed. Other issues include the dissatisfaction of claimants on compensation paid and the absence of a mechanism for the response to questions raised by affected landowners. The study examined the problems of compulsory acquisition and compensation, its process and the level of satisfaction of claimants on the compensation paid to them in Katsina Local Government Area for the construction of the GRA flyover bridge and Kofar Kaura layout in Katsina state. The research adopted the qualitative research design, data was collected using semi-structured interviews administered to a sample size of 13 interviewees using the convenience sampling technique to represent a sample population of 524,000 people and data was analyzed using thematic network analysis. In the study it was found that the compensation paid to the claimants was inadequate, the compensation paid to them did not restore them back to the state they were before the acquisition, the compensation was not paid to them in due time and the notice of vacation granted to them was inadequate. Hence, the government needs to grant adequate quit notice to the claimants and pay adequate compensation to the affected individuals in due time to ensure an adequate compulsory acquisition and compensation exercise. ...Preview Download Preview +Other Estate Management project topics and materials you might be interested in»Effect of building material cost on housing development in Nigeria»Effects of obsolescence on residential properties (a case study of Oparanozie street in Owerri, Imo state) »An assessment of residential housing problem in the urban areas of Nigeria (a case study of Umuahia urban)»Effect of environmental pollution on real estate development (a case study of Warri, Delta state)»Recreational Property Development in Owerri Imo State ( A Case Study of Owerri Municipal )»Problems of urban land management (a case study of Owerri capital territory) »Challenges associated with the valuation of specialized properties»Challenges associated with real estate investment in Enugu, Nigeria»Effect of location on rental value of commercial property - a case study of Bida metropolis»Impact of land use act on property development in Nigeria»The effect of oil spillage on residential property investment (a case study of Oyibo in Rivers state) »The economic implication of multiple hostel accommodation in tertiary institution in Nigeria (a case study of federal polytechnic Nekede, Owerri) »Comparative analysis of the impact of infrastructural facilities on the value of properties»Land use regulations and its effects on land development»The impact of Akwa ibom state university of science and technology on social development of mkpat enin L.G.A Akwa ibom state
