The objective of the study includes examining the factors responsible for rent default in residential properties, assessing the methods of rent recovery adopted in the study area and identifying if there are measures put in place by the government to control rent in the study area. Both primary and secondary data collection were adopted. And the population is 85 which the research surveyed. The data collected was analyzed with simple percentage method. The techniques used in the presentation average and the use of frequency distribution tables. From the analysis carried out, it was found that the methods they use to recover rent are demanding notice to the tenant and sending text messages to their tenant. It was also revealed that property owners comply with the stipulated rent control measures in the study area. The research recommended that the factors responsible for rent default should be considered and taken care of with the help of an expert who is an estate surveyor and valuer. It is also recommended that the Methods of rent recovery that is adopted should be put in use strictly in order to collect rent in due time and to prevent rent default.
