To achieve this objective, three research questions to guide this study. The data was collected from both primary and secondary sources. The primary data were collected with the help of a well-structured questionnaire of two sections administered to the respondents within the vicinity of residents of Karu local government. The collected data were analyzed tables and simple percentages to analyze the research questions while Chi-Square statistical method was used to test the research hypothesis. The study reveals that the location of the stadium has a significant effect on the values of residential property.
